Tips For Surviving A Kitchen Remodel

It’s almost here!  Installation day. You’ve designed your new kitchen, chosen cabinets, countertops, and lighting, and ordered supplies.  All systems are go.   

Now, you’re probably wondering about the practicalities of living without a kitchen for several weeks … and what you need to do to prepare.   

Thankfully, your options aren’t limited to either moving in with the in-laws or eating fast food every night.  With some preparation, you can healthily transition between your old and new kitchen.

1. Think Ahead

The best way to ensure a smooth installation is with a thorough, well-thought-out design!  Make those 182 decisions about refrigerators, cooktops, vents, pendants, backsplashes and garbage disposals before you start tearing out the cabinets.  

Once your plan’s in place, your designer and contractor can accurately estimate how long your remodel will take. Generally speaking, most remodels take between four and twelve weeks, depending on their scope. So, if you were planning to see the in-laws or take a camping trip, this might be a good time to leave town.

Also, consider contacting Habitat for Humanity or another charitable organization to discuss donating usable cabinets, fixtures, hardware, or appliances that you’d otherwise be discarding during installation.

Finally, acclimate the pets.  If Fluffy is used to eating at the kitchen sink, move her food elsewhere several weeks before construction begins.    

2. Grill Your Way Through A Remodel

While a remodel will certainly upend your kitchen, it doesn’t have to upend your lifestyle.  With some preparation, you can maintain your healthy routine while your kitchen is being gutted.    

To do so, you’ll need to set up a temporary kitchen where you’ll cook and eat your meals.  Here are a few guidelines:  

  • Set Aside Kitchen Staples. At a minimum, you’ll want to have your coffee maker, a can opener, and a simple assortment of pots, pans, dishes, and utensils, readily available.   
  • Keep Disposable Dinnerware on Hand. To make things easy, consider purchasing disposable plates, cups, and utensils. These days, you can find eco-friendly options that are biodegradable and compostable.    
  • Obtain Cooking Essentials. For food preparation, we suggest you purchase or borrow a small refrigerator, microwave, mini freezer, and hotplate.  
  • Decide Where You’ll Clean Dishes.  This could be outside, weather permitting, or possibly in a bathroom sink or bathtub.  
  • Create Your Temporary Kitchen. Arrange your temporary kitchen on a fold-up table in an area away from construction, perhaps in the garage or basement.    

Believe it or not, you can still eat delicious home-cooked meals during your remodel.  To do so, you’ll want to keep these tips in mind:

  • Cook, Freeze, and Reheat. Before losing the use of your stove, cook meals that you can freeze and then reheat during installation, such as lasagna or soup.    
  • Opt for a Backyard BBQ. Consider grilling or using an outdoor stove, weather permitting.  Recall your scouting days, and create some delicious foil packet meals.  Treat it like camping in your backyard!

Buy Non-Perishables. Stock up on granola bars, trail mix, dried fruit, peanut butter, Nutella, nuts, popcorn, and cheese.  These make simple, healthy meals and snacks.

3. Help the Contractor & Help Yourself

By thoroughly preparing your kitchen for the remodel, you’re making it easy for the contractors to do their job without distractions.  Be sure to remove everything from your kitchen, including personal items, and securely protect the floor. Additionally, make sure the contractors have a place to park, and decide beforehand where they’ll use the restroom.  

With respect to protecting your floors and packing your kitchen supplies, we suggest the following:

 

  • Cover Your Flooring. During installation, a lot of heavy equipment will be moved in and out of your kitchen. To prevent floor damage, buy some carpet scraps and lay them across the flow of traffic, securing them with duct tape.  If you have a wooden floor, consider using carpet pads to secure the scraps, as the adhesive might damage the floor.    
  • Remove Dishes, Pots, & Utensils. About a week before installation, start to remove dishware.  Ideally, you’ll store items on the same floor, so you won’t have to walk up or down stairs to retrieve them.  

By now, you should have already set aside the essentials. Still, in case you later realize you can’t live without the garlic press, for example, you should pack the items you’re least likely to need at the bottoms of boxes.  Or, if you’re using a spare bedroom, simply lay things across the bed.  

Pack the utensils by type (fork, knife, spoon), separately, in gallon-sized ziplock bags so they’ll be easy to unpack.  

 

  • Label Items. When packing food and spices, keep like items together and label everything. This will make them easy to unpack after the remodel.   
  • Pack Personal Items. Remove all photographs, artwork, and other personal items from your kitchen, protecting them with newspaper or bubble wrap, before packing them into boxes.  
  • Take Down Window Coverings. Remove blinds, curtains, and rods from the windows.
  • Protect Furniture. Cover the furniture and any computer equipment around the kitchen with large plastic sheets.

5 Popular Kitchen Cabinet Trends

Cabinets are fundamental to designing a cozy and functional kitchen.  But navigating your cabinet choices can be a challenge. Do you want slab or framed?  Custom or stock? Glossy or matte?

As you can see, choosing cabinets can be overwhelming. To make things easier, we’ve identified the five most popular cabinet trends in Tahoe kitchens. 

Pick from one of these options, and you’ll be well on your way to selecting the perfect kitchen cabinets for your home!

1. Opt for Contemporary Elegance with European Flat Panel Cabinets 

No doubt about it, European flat panel cabinets (also known as frameless and slab cabinets) are all the rage. Much like their name suggests, the face on these cabinets is completely flat. 

As a result, they have a streamlined, modern appearance. When combined with an integrated refrigerator, flat panel cabinets are a great way to create a seamless, contemporary look in your kitchen.   

Plus, these cabinets are wildly popular, and there’s no sign of this trend ending anytime soon. Not only do Tahoe homeowners love European flat panel cabinets for their chic, modern appearance, but they also appreciate the additional storage space that comes with frameless cabinetry.

2. Keep it Flush with Inset Cabinets

Inset cabinets are also popular among Tahoe homeowners. Unlike flat panel cabinets, inset cabinet doors have a panel design on the front: recessed, shaker, or raised.  This design gives them a more decorated look than European flat panel cabinets, but they’re no less beautiful.    

When inset cabinet doors are closed, they’re flush, or level, with the cabinet frame.  This flush design makes them a wonderful option for displaying beautiful woods, like white oak or walnut.  

Just keep in mind that inset cabinets offer less storage space than other cabinet types. If you’re the type of person who’s continuously acquiring the latest and greatest in kitchen gadgetries, you might want to opt for a different cabinet style.

3. Choose Custom Cabinets For Your Dream Kitchen

Are you drooling over photos of reclaimed-wood inset cabinets?  Pining for a kitchen with deep counters so you have more workspace for baking?  Or craving nooks amongst your cabinets for easy access to cookbooks and sundries?  

When your remodel is about fulfilling a vision of your dream kitchen, custom cabinetry is the way to go. That’s probably why it’s such a popular choice among Tahoe homeowners.  

Custom cabinets are built specifically for your space, and to suit your design.  You can choose the size of the cabinets, the style (framed or unframed), panel design, wood, handles, and finish.  As well as their layout within your space: for example, upper shelves in some parts and upper cabinets in others. 

And with custom cabinets, you’ll receive custom service.  You’ll know exactly who’s making your cabinets, and they’ll be manufactured domestically.  

Of course, these cabinets do come with a hefty price tag.  Or heftier, anyway, than some of their counterparts.  

Stock cabinets, be they domestic or imported, are mass-produced, with standard sizes and colors.  You can pick these up already assembled at big box stores, or you can even purchase them by mail. That said, you’re limited in the choice of color and customizations with stock cabinets, and they’re constructed from subpar materials. 

On the plus side, stock cabinets ship quickly, and they’re the most affordable cabinets on the market.  If you’re remodeling an investment property, trendy or not, stock cabinets might be the way to go.

If you’re looking for something between stock and custom, and don’t have design must-haves with your cabinetry, then semi-custom cabinets will give you the best bang for your buck.  Semi-custom cabinets have many more color and door-style options than stock cabinets, and better door finishes as well.    

In determining the right cabinets for your remodel, first and foremost, know your budget.  Your cabinets will be roughly half the cost of the remodel. Additionally, consider your motive in remodeling: is this your forever home, and are you willing to splurge for your dream kitchen, or do you plan to sell the house in a few years?  

4. Add Upper Shelves For Those Personal Touches

In lieu of traditional upper cabinets, many Tahoe  kitchens place shelving above countertops instead.          

Shelves create a space to hone your kitchen aesthetic, where you can display beautiful pottery, photos, vases, and heirloom dishes.    

With shelves, of course, it’s all out in the open.  So strategically decide beforehand exactly what you’ll place on the shelves.  If tidiness isn’t your strong suit, you may opt to have upper shelves in some parts of the kitchen, and cabinets in others.   

5. Don’t Be Afraid To Shake Things Up

With so many beautiful woods available, you may have a hard time narrowing your choice down to just one.  Or perhaps you’d love to have some knotty alder cabinetry, but feel like it would be a bit much for the entire kitchen.  

The good news about cabinets is that you don’t have to limit your choice to just one style.  Many Tahoe homeowners are shaking things up with their kitchen island, choosing one that’s a different wood or style, but that complements the cabinetry in the rest of the kitchen.     

Oftentimes, too, homeowners are opting for two-toned cabinetry, where the lower cabinets are a different wood or hue than the upper.  There are really no set rules, so you can be creative with your cabinets if you like. 

Just remember that you’re unlikely to change the cabinetry again anytime soon, so make sure you pick something you think you’ll enjoy for a long time.

5 Sizzling Hot Kitchen Trends

Think you know what’s hot and what’s not in a Tahoe kitchen?  Although you’ve probably spent hours looking at kitchens on Houzz, styles change so quickly that it’s easy to miss out on the latest trends.  

As we spend day-in and day-out designing rustic modern kitchens, we know the design and appliance choices trending in Tahoe kitchens … as well as those that have gone, shall we say, down the compost.   

Here are five hot trends in the modern rustic kitchen:     

1. Lots of Natural Lighting

Nothing brings woodsy Tahoe into your home quite like windows.  As even the most beautiful lighting can’t compete with natural light, more and more remodeling homeowners are opting for oversized kitchen windows. 

For a gorgeous, light-flooded Tahoe kitchen, we like  counter-to-ceiling windows at the kitchen sink, looking out onto  evergreens. Skylights alongside reclaimed wooden beams in the ceiling are just as beautiful. 

2. Sleek Integrated Refrigerators 

Achieving the sleekest look of all the refrigerator styles, the integrated refrigerator is always flush to the cabinets surrounding it–nothing protrudes.  The paneling on these refrigerators matches the cabinetry in the kitchen, so the refrigerator blends entirely into the surrounding woodwork.   

Integrated refrigerators are manufactured principally by Viking, Thermador, Bosche, Gaggenau, and Sub-Zero. These brands all offer sophisticated features on the interior, like evaporators for keeping food fresh, humidity-controlled crisper drawers, and air-cleaning systems to preserve food.  Some even include LED theater lighting and spill-proof shelves.

 

3. Islands with Dining and Buffet Areas

Once you’ve designed the kitchen of your dreams, you’ll want to make sure you get time to enjoy it.  Perhaps for that reason, more and more kitchen designs have an open floor plan, where the space opens up on to the dining room or great room.  This gives homeowners a place where friends and family can conveniently gather, while food is being prepared.  

A large kitchen island with plenty of seating and a buffet area facilitates this vision.

Additionally, a large island with 4-6 seats makes the perfect spot for your family to gather at breakfast, for a casual weekday dinner, or for the kids to do homework after school. 

4. Steam Ovens

Steam ovens are replacing microwaves in many Tahoe homes as a delicious way to cook and reheat food.  A steam oven works by boiling water and capturing the steam to heat the oven. The heat, then, moistens as well as heats food, unlike a conventional oven that dries food out.  Because steam ovens are small, food can be heated quickly–almost as fast as with a microwave.  

That said, steam ovens only heat to 212 degrees (the boiling point of water), so they’re limited in what they can cook.  And they don’t entirely replace the microwave: things like microwave popcorn or s’mores are no-go’s in a steam oven.

 

5. European Flat-Panel Cabinets

No doubt about it, European flat panel cabinets (also known as frameless and slab cabinets) are all the rage. Much like their name suggests, the face on these cabinets is completely flat. 

As a result, they have a streamlined, modern appearance. When combined with an integrated refrigerator, flat panel cabinets are a great way to create a seamless, contemporary look in your kitchen.   

And not only do homeowners love European flat panel cabinets for their chic, modern appearance, but they also appreciate the additional storage space that comes with frameless cabinetry. 

Designs That Have Fizzled

In the same way a side ponytail takes you back to the 80s, certain kitchen features instinctively feel retro: wood paneling, a pot rack over the island, and checkered floors, to name a few.  

Here are three others we’ve seen go by the wayside.  

1. Dining Rooms Separated From Kitchens

You’re familiar with this–a kitchen with a breakfast nook, and a doorway leading into a separate dining room.  

The problem with this layout is that people want to mingle while dinner is being prepared.  Kids want to do their homework at the counter while their parents cook dinner, and friends want to visit over glasses of wine.  Oftentimes the dining room, then, is used only on rare occasions, and people gather primarily in the kitchen.

A layout where the kitchen opens up into a dining room and great room creates much more usable space.  Make it well-lit and add the right amount of seating, and your open kitchen will be perfectly designed for small meals, as well as large festive gatherings.

2. Galley Kitchens and Peninsulas

A kitchen peninsula is an island that’s actually connected, turning an L-shaped countertop into a U-shaped one .  This layout creates a lot of counter space.  

However, the corner section of the countertop often ends up as dead space.  It’s out of reach and an easy target for clutter.  

Plus, the corner area of peninsula kitchens can also create congestion in homes with multiple cooks. Unfortunately, people get “counter-locked” inside the peninsula kitchen, unable to easily move between the kitchen and dining area.  

A galley kitchen layout is one where the kitchen is divided by a narrow walkway, for example, with a sink on one wall and an oven on the wall directly across from it.  As with a kitchen peninsula, a galley kitchen allows for limited movement.  

Both of these layouts have declined in popularity, as homeowners began to favor kitchen islands. An island allows for ease of movement within the kitchen, as well as the dining area.  

3. Microwave Above the Range

In the past, microwaves were almost always located above or near the cooktop or range.  In modern kitchens, however, the microwave is nowhere in sight. Oftentimes, this is because homeowners simply don’t own a microwave, and have opted to use a steam oven instead.  

Additionally, a microwave can interrupt the streamlined look of a kitchen with European flat panel cabinets and an integrated refrigerator, so homeowners are increasingly choosing to place their microwaves inside cupboards or the pantry.

7 Important Things People Forget With Bathroom Remodels

There are few things more unsettling than going through a remodel and then realizing after it’s finished that you left out something important.

Argrrgh! Did we say unsettling? We mean rip-your-hair-out-frustrating!

We don’t want you to have that experience. That’s why we’ve made a list of the 7 things people most often forget when planning a bathroom remodel.

Read it and learn, so you can create the well-designed bathroom of your dreams.

1. Water Usage

Today’s modern showers are large walk-in affairs with his-and-her shower heads and multiple water jets. As pleasant as they may be to stand in, they use a lot of water.

To accommodate all that water usage, you may need to increase the size of your water lines from a half-inch to three-quarters. You may even need a new water heater with higher water capacity.

While these changes are doable, be aware that they’ll add thousands to the cost of your remodel.

2. Adequate Storage

Imagine taking a hot shower in your newly remodeled bathroom, then having to run into the hallway to grab a towel. Alternatively, consider what it would be like to walk into your gorgeous bathroom—and immediately notice rolls of toilet paper sitting out in plain sight.

For some homeowners, they don’t have to imagine these scenarios. They’re living them right now, because they forgot about storage when designing their new bathroom.

Don’t be like them. Instead, think about all of the items you’ll want to store in your bathroom—minimally, towels, toiletries, cleaning supplies, and toilet paper—then make sure you create enough storage space so you can easily stash them out of sight.

 

3. Cleaning Ease

Someone  is going to have to clean the beautiful bathroom you design. If it’s you, you’ll definitely want to consider your design very carefully. You can make things really easy on yourself with your design, or you can make things very, very hard. 

That’s why we suggest creating a bathroom that’s easy to clean by using:

  • Wall-Mounted Toilets and Faucets.

Because toilets and faucets are attached to the wall, there’s nothing to clean behind—making mopping and sink cleanup a breeze.

  • Colored Grout.

White grout quickly gives bathrooms a dingy appearance. A light gray grout, on the other hand, will hide stains easily. If you want a more dramatic look, you could also opt for black grout.

  • Sealed Surfaces.

Cracks and seams in your countertop give dirt and grime plenty of places to hide. Keep cleaning easy by choosing a countertop with a non-porous surface.

  • Flooring.

Standing water allows mold to flourish. Prevent that problem by creating a bathroom with a gently sloping floor.

4. Flattering Lighting

Bathroom lighting is tricky, due to the room’s small size and the way mirrors bounce light around the room. So, for the most flattering results, you’ll definitely want to carefully think through your bathroom lighting.

In particular, lighting designer Thomas Paterson recommends:

  • A Glowing Ceiling Light.

A simple glowing ceiling light in the center of a light-colored bathroom will move a lot of light around, improving the room’s overall ambience.

  • Well-Positioned Downlights.

If you decide to use downlights, make sure you position them around the sides of your bathroom, rather than in the middle.

You’ll also want to avoid putting them directly overhead of where someone will be standing when looking into the mirror—that just creates an unappealing, “funhouse” look. Instead, position downlights on the ceiling, so they’re close to the mirror and aimed in its direction. 

  • Vertical Fluorescent Light Fixtures.

By placing vertical fluorescent light fixtures with a warm bulb next to the mirror, you can create an appealing, glamorous look in your bathroom.

 

5. Toilet Placement

You might have the nicest toilet on the block. However, even if your toilet’s a work of art, what occurs on it is not.

For that reason, we suggest you disguise your toilet, using use one of the following techniques:

  • Install a Partition.

A low wall, full wall, or screen is a great way to keep the toilet out of sight.

  • Create a Bathroom Within the Bathroom.

If you have the space for it, consider putting a wall and doors between the toilet and the rest of the bathroom.

  • Hide It.

Part of the bathroom is blocked off when the bathroom door swings open. Take advantage of that by situating the toilet behind the door, so it’s not immediately in sight when someone enters the room.

  • Camouflage Your Toilet.

By making your toilet similar in color and appearance to other elements in the room, you can do a great job of minimizing its visibility.

  • Use a Focal Point.

Direct the gaze away from the toilet by creating a focal point with a soaking tub, a large picture window, or a shower feature wall.

 

6. Ventilation

Bathrooms get steamy, and unfortunately, warm, wet air makes it easy for mold and mildew to flourish. Plus, the presence of moisture can spell disaster for your bathroom, damaging walls, floors, fixtures, the ceiling, and its entry door.

Avoid that scenario by making sure to include a bathroom fan, so your bathroom is kept well-ventilated.

7. Non-slip Flooring

Because wet flooring gets slippery, you’re at greater risk of falling in the bathroom. So, before getting your heart set on a specific tile, first look into slip-resistant flooring—especially if the elderly or small children will be using the bathroom.

Your best bet for slip-resistant flooring is rubber. Rubber never gets slippery, even when it’s wet. Plus, if someone should fall, rubber will cushion the blow.

Another good choice for the bathroom is vinyl flooring, because it’s slip-resistant,  easy to maintain, and highly versatile. For instance, you can get vinyl that resembles wood, ceramic tile, and other types of flooring … allowing you to experience the benefits of vinyl, while still enjoying the look you want.


Ceramic tile can be slippery or not, depending on the type you get. If you choose to go with ceramic, look for tile that’s certified slip-resistant by the ADA..

The 5 Hottest Bathroom Trends in Tahoe

Wondering what’s cool in Tahoe? You’ve come to the right place! Check out the latest Tahoe bathroom trends to discover what regional homeowners are demanding … and what they’re content to do without.

1. Hype about High Tech

High tech isn’t just for smartphones anymore! Today, it’s commonplace for remodeling homeowners to request smarter homes—which include high-tech bathrooms.

So, people are equipping their bathrooms with smart toilets, showers, speakers, and mirrors. If high-tech bathrooms are new to you, picture this scenario…

After returning home from the gym, you walk in the door and use an app to program your shower—making sure it’s the perfect temperature and spray intensity before you get in.

    1. Bye-Bye, Whirlpool Baths

    Oversized whirlpool bathtubs definitely had their moment—back in the 80s and 90s. Today, homeowners are much less likely to have a whirlpool bath installed.

    There are several reasons for that but chief among them is the fact that whirlpool tubs are noisy, prone to algae, and require frequent cleaning. They also usually take up more space than a soaking tub—leaving homeowners with less room for an open shower.

    2. Say Sayonara to Utilitarian Spaces 

    Bathrooms of the past were highly functional … you had a job to do in the bathroom, dang it, and your bathroom provided a space to do it—no more, no less.

        7 Inspiring Design Ideas for Your Tahoe Kitchen

        We can help. Check out some of our favorite design ideas for beautifying your Tahoe kitchen, mountain modern style.

        1. Add Elegance with Pendant Lighting

        A well-chosen pendant is perfect for creating an inviting atmosphere in your kitchen, where people will want to relax, visit, and eat.

        Pendant lights hang individually from the ceiling by a cord, chain, or metal rod. They’re generally placed above a kitchen island or dining table to provide ambient light in the room, evoking a serene atmosphere and an elegant touch.

        When selecting pendant lighting, be sure you don’t choose something only for its appearance–consider its light output too. If a pendant’s going to be one of the main sources of light in your kitchen, you’ll want to choose one or more that are pretty powerful.

        2. Opt for Texture with a Stacked Stone Backsplash

        Incorporating stacked stone into a kitchen design is a great way to create an earthy, contemporary look. For that reason, stacked stone is extremely popular among our Tahoe homeowners, and we suspect it will be for many years to come.

        Plus, not only does stacked stone have widespread appeal, but it’s also inherently unique. Because no two pieces of stone are ever exactly alike, the veins and swirls of your stone will be yours and yours alone.

        Consider using stacked stone for an accent wall, backsplash, or as a frame to your refrigerator. Because stone’s available in such a wide variety of colors, you’ll find it easy to achieve just the look you’re going for with this highly sought-after natural material.

         

        3. Shake Things Up on

        the Island

        The island is a great place to play with the design you’ve chosen for your kitchen. For instance, are you going with white oak cabinets? Then perhaps try a darker wood, such as cherry, for the island cabinetry.

        Or, get creative with the island’s countertop. If you’ve chosen a light gray countertop for the rest of your kitchen, perhaps use a slate gray for the island countertop. Another idea is to use a wood accent at the seating area of your island.

        If you want to really make a statement, consider an island in a bright pop of color. For instance, as a bold focal point, you might want to try an island with a hue of cool turquoise, cherry red, butter yellow, or sassy orange.

        A brightly colored kitchen island is a fairly quick and easy way to transform the look and feel of your kitchen without making too big of a commitment.

        4. Bring in the Outdoors With Natural Lighting

        Nothing brings woodsy Tahoe into your home quite like windows. As even the most beautiful pendants can’t compete with natural light, don’t skimp on the size of the windows when you’re planning your kitchen remodel.

        For instance, consider counter-to-ceiling windows at the kitchen sink looking out onto evergreens, or skylights alongside beautiful wooden beams in the ceiling.

        5. Keep It Simple with an Induction Cooktop

        An induction cooktop has such a sleek look that it looks smart in any modern kitchen.

        These cooktops are standard in Europe for good reason. As they’re simply a glass panel, they’re incredibly easy to clean. Plus, no matter how high you turn up the temperature, the surface of an induction cooktop never gets hot, making them safer as well.

        While they sound kinda magical, the heat from induction cooktops comes from electricity passing through a copper coil under the panel. While only pans with iron will heat on an induction cooktop, the heat is more evenly distributed throughout the pan than with an electric cooktop–for many home chefs, this makes an induction cooktop a no-brainer.

         

        6. Go for a Modern Look with Inset Cabinets

        Inset cabinets have doors that are flush with the frame, so they don’t protrude. This gives them a modern, streamlined look, especially when they’re placed alongside an integrated refrigerator.

        Generally, inset cabinet doors will have a panel design. This gives them a more decorative look than European flat panel cabinets.

        We suggest using inset cabinets for displaying especially beautiful woods, like white oak or walnut.

        7. Skip the Cabinets and Opt for Shelving Instead

        In lieu of the traditional upper cabinets, many modern kitchens use shelving instead. Shelves allow you to display beautiful items that capture your fancy, like pottery, photos, vases, and heirloom dishes.

        That said, shelves aren’t for everyone. For instance, if tidiness isn’t your strong suit, you may decide to use upper shelves in some parts of the kitchen, and cabinets in others.

        Since everything’s out in the open with shelves, we suggest strategically deciding exactly what you’ll keep on them before incorporating them into your design.

        Whether you own a house or an investment property, you want to be smart with your money, making property improvements that net you the biggest ROIs. Of course, that leads to the question, which projects are those? What upgrades should you make?

        Nothing adds curb appeal like a new upscale garage door. Perhaps for that reason, garage door replacement has the highest ROI nationwide, beating out 20 other remodeling projects.

        Swapping out an older garage door is also one of the least expensive remodeling projects you can do for the exterior of a home.

        In our region, the average cost of replacing a garage door is $3,587. Yet, that expenditure typically results in a 120% ROI in the Pacific Region, which includes California, Oregon, Washington, Alaska, and Hawaii.

        2. Wooden Deck Add-On

        A new wooden deck is highly appealing to both buyers and renters, especially in a nature-loving region like Tahoe. That’s why adding a deck is actually considered one of the best remodeling investments you can make.

        For instance, a new wooden deck offers an 82.8% ROI nationwide. However, for the Pacific Region, the ROI jumps to 88.9%, making it a solid financial investment.

        But a deck isn’t just a good investment. It also adds to the overall desirability of your property, making it easier for you to sell your home or rent it out to others, if that’s your objective.

        3. Energy Efficiency Upgrade

        As people are becoming increasingly concerned about the environment, more homeowners want energy-efficient homes—and they’re willing to pay for them, says Sandra Adomatis, a green valuation appraisal specialist.

        The ROI you’ll get varies, depending on your region, the type of upgrades you make, and how you market your home once you put it up for sale. However, to give you a general idea, upgraded homes in Los Angeles County experienced a 6% increase in home value.

        And while insulation isn’t a “sexy” upgrade, Kristin Davidson of Kristin Davidson Interiors describes it as “the single best return-on-investment.”

        She explains, “Adding insulation of R-30 or higher in an attic has an average 108% return on initial material investment.”

        Plus, energy upgrades have the potential to save you between 5-30% on your utility bills, making energy efficiency a worthy investment.

        And with the federal government offering various tax credits for energy efficient upgrades, this remodel is a real no-brainer.

        4. Kitchen Upgrade

        Nationwide, kitchen remodels typically have a 60-80% ROI. However, in a hot real estate market like Tahoe, that figure is probably much higher.

        That’s because in high-demand housing markets, a kitchen remodel often yields a 100+% return. While there are no specific stats for Tahoe, cities like Miami, New Orleans, and San Diego all experience returns higher than 100% from kitchen remodels.

        Kitchens are also considered one of the most important rooms in the house—for that reason, a kitchen has a big impact on whether future buyers or renters will find a home  desirable or not.

        Plus, when you’re trying to sell your property and need it to  stand out among other homes on the market, an upgraded kitchen can be a great differentiator.

        5. A Stone Veneer

        Stone veneer is stone that’s applied to the exterior of a home, so it looks as though the home was actually built  with stone. Not only does a veneer give homes a higher-end look, but homeowners love them.

        For instance, when Remodeling compared 21 different remodeling projects in 149 markets, it found that replacing 300 square feet of vinyl siding with manufactured stone results in a whopping 97.1% ROI.

        However, that figure was much, much higher in the Pacific region. In our area of the country, a stone veneer remodel leads to a 125.5% ROI—making it the remodeling project with the highest return in our region!
